Crawlspace Encapsulation in Troy, Al

Challenge
Mrs. Adams called our office with issues of cold floors and some water pooling at their crawlspace door. When I arrived we walked through the interior of the home and checked for any other issues and noticed the floors buckling a bit. Typically this is another sign of excessive moisture. We walked outside and I looked at the gutters and exterior drainage. Then we proceeded into the crawlspace where there was a small mud puddle near their hot water heater. I asked if they have had any issues with water reaching that height and they said they had to have it raised recently. Upon further inspection there was channeling of water along the exterior walls where water is running toward the door/hot water heater. Also visible was a slight beginning of fungal growth due to the amount of moisture.
Solution
I created a plan to install drainage around the perimeter wall to control the water and divert it to our Triple safe sump pump w/ battery back up to remove the water. Also we installed Silver Glo insulation panels on the exterior walls to assist with the cold floors. After that we installed our Cleanspace liner on the floor, wrapped the existing piers, and 1ft onto the exterior walls. Finally we installed a dehumidifier designed for crawl spaces that will draw the existing moisture from the wood and also circulate the air. The encapsulation comes with a life of the home warranty (excluding the electrical components) that is fully transferable should they ever decide to sell.
